Overview

What office clearance covers in Manchester

What the service is

Office clearance is the removal of the furniture, equipment and fit-out contents of a workplace: desks, chairs, pedestals, filing cabinets, storage units, partitions, meeting furniture, kitchen equipment, cabling and redundant IT hardware. We can clear a single floor, a whole building, or just the surplus left after a downsizing.

Who it's for

Businesses relocating or downsizing, commercial tenants handing a unit back, landlords and agents preparing a vacant office to re-let, fit-out contractors clearing before a refurbishment, and companies moving to hybrid working with more furniture than desks.

When it's needed

Around a lease end, a move date, a refurbishment start, or a downsizing. The date is nearly always fixed by someone else, a dilapidations deadline or a new tenant, which is why timing matters more than anything on this service.

Why professional help matters

Office contents are heavy, awkward and produce waste streams a normal collection will not take. Add building access rules, service lifts, loading bay bookings and the need for documented disposal of business waste, and it becomes a job for a licensed carrier who can work outside your operating hours rather than for your own staff on a Friday afternoon.

Leave it and it costs more

What happens if it’s left

Office clearances go wrong on dates and on paperwork, and both failures are expensive in commercial property.

  • Missing a lease-end date means holding over, paying rent on space you have left, or facing a dilapidations claim for items not removed.
  • Clearing during working hours costs you productivity across the whole team, which usually dwarfs the clearance price.
  • Furniture and equipment stored in circulation space blocks fire escape routes and fails a workplace inspection.
  • Business waste disposed of without documentation leaves your company exposed under duty of care rules.
  • Old IT equipment left in a corner is a data risk as well as a storage one.

Common mistakes we see

  • Asking staff to move desks and cabinets: a manual handling injury on a clearance day is a genuine liability event.
  • Booking a clearance without checking loading bay, lift and out-of-hours access rules with the building manager.
  • Leaving it until the final week of a lease, when availability is tightest.
  • Assuming a skip can sit in a city-centre service yard for two days.

Our process

How the job runs, start to finish

  1. 1

    Call or send photos

Tell us the postcode and what needs shifting, or send a couple of photographs. We work out the volume and access from that: no waiting on a surveyor.

  2. 2

    Fixed price agreed

You get one clear figure before anything is booked, based on volume, weight and access. It does not change unless you add to the job.

  3. 3

    Time slot confirmed

We confirm a day and a time window, including evenings and weekends, and ring you before we set off so you are not waiting in.

  4. 4

    Cleared and swept

Our crew does all the carrying and loading, segregates timber and metal for recycling, and brushes the area through before we leave.

  5. 5

    Legally disposed, documented

The load goes to a licensed commercial waste facility. Pay by card, cash or transfer, and ask for a waste transfer note for your records.

What you get

Why customers book office clearance with Fisher

Zero downtime

Evening, overnight-adjacent and weekend clearances up to 10pm mean the office is emptied while nobody is trying to work in it.

Lease dates met

We schedule backwards from your handover date, including multi-day clearances for larger floorplates, so the unit is empty when the landlord inspects.

One fixed commercial price

Volume-based, agreed in advance, invoiced properly. No hourly billing and no surprise additions when the last cabinet turns out to be full.

Documented business waste disposal

Registered waste carrier, licensed disposal facility, waste transfer notes on request: the evidence your duty of care records need.

Building rules respected

We work with service lifts, loading bays, permit systems and building managers rather than turning up and improvising.

Handed back ready to inspect

The space is left empty and swept, so a dilapidations walk-through or a new tenant viewing can happen immediately.

In detail

Office Clearance in Manchester: the detail that matters

What we clear from an office

Anything that is not part of the building's fabric, plus the soft fit-out if you need it removed.

  • Desks, workstations, benching, pedestals and task chairs
  • Filing cabinets, tambour units, lockers and shelving
  • Meeting tables, breakout furniture, sofas and reception furniture
  • Partition screens, acoustic panels, whiteboards and signage
  • Kitchen and canteen equipment, fridges, microwaves and vending
  • Redundant IT hardware, monitors, printers, servers, cabling and cable trays

IT equipment and confidential material

Redundant IT and electricals are separated from general waste and handled as WEEE rather than being crushed into a mixed load. Where paperwork and data-bearing equipment are involved we recommend you remove or destroy drives and confidential files before the clearance, or tell us specifically what needs isolating so it is handled separately and never mixed into the general load.

Full clearance, part clearance and soft strip

A part clearance removes surplus furniture after downsizing while the business keeps operating. A full clearance empties the demise entirely for handover. A soft strip goes further and removes partitions, floor coverings, ceilings and shopfittings back towards shell condition, often what a dilapidations schedule actually requires. We handle all three, and combining a strip with the clearance saves a second mobilisation.

City-centre versus business park access

Manchester city-centre offices mean lift bookings, restricted loading windows, protection of communal areas and often overnight working. Business parks and industrial offices usually offer direct vehicle access and much faster loading. The clearance itself is the same work; the access plan is what decides how many hours it takes and therefore what it costs, so we ask about it up front.

Disposal, recycling and reuse

Timber-based furniture is recycled, metal furniture and frames are separated for metal recycling, and WEEE is routed appropriately. Mixed general office waste goes to a licensed commercial waste facility. We are a registered waste carrier and provide waste transfer notes on request for your records.

Common questions

Office Clearance questions, answered straight

How much does an office clearance cost?

It is priced on volume and access. A full van load of about 12–14 cubic yards is £550 and larger offices are quoted as a multi-load fixed price after we know the contents and the building access arrangements.

Can you clear outside business hours?

Yes. We work 7am to 10pm, seven days a week, so evening and weekend clearances are standard for us; most office work happens outside trading hours.

How much notice do you need?

For a single floor, a day or two. For larger clearances tied to a lease-end date, give us as much notice as you can and we will build the schedule around your handover.

Do you take IT equipment and electricals?

Yes. Monitors, PCs, printers, servers and cabling are separated and handled as WEEE rather than as general waste.

What about confidential paperwork and data?

Remove or destroy data-bearing drives and confidential files before the clearance, or tell us what needs isolating and we will keep it separate and hand it to you rather than loading it.

Can you also strip out partitions and flooring?

Yes. Soft strip work, partitions, ceilings, floor coverings, signage, can be combined with the clearance in one visit, which is usually what a dilapidations schedule needs.

Do you provide waste transfer notes and invoices?

Yes. Waste transfer notes on request and proper commercial invoices per site or per company for your accounts and compliance records.

Do you work in city-centre buildings with restricted access?

Yes, lift bookings, loading bay windows and building manager sign-off are routine. Tell us the building rules when you book and we will plan around them.

Will the office be left ready for inspection?

Yes, empty and swept, so a landlord walk-through or a new tenant viewing can take place straight away.

How do we pay?

Card, cash or bank transfer, or on invoice for business accounts.
